Move Out

1. NOTIFY YOUR RENEWAL COORDINATOR OF YOUR INTENT TO MOVE OUT

Please be sure to notify your Renewals Coordinator of your intent to move out of your apartment. Upon receipt of your Renewal Package, you will need to complete the Renewal Lease Form, where on the second page, you can check the appropriate box, stating that you do not intend to renew your lease, and sign at the bottom. If you no longer have your Renewal Lease Form, contact your Coordinator at (212) 614-5836 to send you the appropriate form, and to answer any questions you may have.

2. SELECT YOUR MOVING COMPANY

Fill out a short form or call (212) 375-8110 and an Oval Services staff member will ask you a few questions about the date and size of your move, then make all of the scheduling arrangements you’ll need in order to obtain free estimates from one or more of their pre-screened, reputable movers. Due to their long-standing relationship with Oval Services, these high quality vendors have agreed to special deals that could save you anywhere between $100 and $400.

3. SCHEDULE YOUR MOVE-OUT TIME SLOT

  • Fill out the accompanying sheet and send it to moveout@stuytown.com.
  • All move-outs must be scheduled at least one week in advance. If the form is not returned on time, Public Safety will not permit you to move out of your building.
  • Move-outs are permitted 7-days-a-week.
  • Please choose either the morning shift (8am-1pm) or afternoon shift (1pm-6pm). Only one move per time slot is permitted in a given building each day.

4. SUBMIT YOUR MOVING COMPANY'S CERTIFICATE OF INSURANCE

You can skip this step if you're using an Oval Services mover (see above).

Please provide your moving company  with the accompanying sheet and ensure that they send a Certificate of Insurance containing the following information to moveout@stuytown.com.

Movers' Certificate of Insurance should contain the following info:

  • Exact building address in the description area
  • Certificate Holder: PCVST Management Office
  • Additional Insureds: list ALL entities appearing under the "DESCRIPTION OF OPERATIONS/LOCATIONS..." in the attached COI form.

5. SIGN, DATE, AND RETURN THE NOTICE OF TERMINATION AND RELEASE

Your Notice of Termination and Release will be mailed to you approximately 3 weeks prior to your vacate date.

6. PACK YOUR BELONGINGS

7. RESTORE YOUR APARTMENT TO ITS ORIGINAL CONDITION

Your lease requires that you return possession of your apartment to its original condition, including applying sufficient primer on walls that were painted a custom color.

8. TELL US WHERE TO SEND YOUR SECURITY DEPOSIT (IF APPLICABLE)

Security deposits are processed by the Accounting Department and take approximately 6-8 weeks to send. You will receive one check made payable to ALL tenants on the lease.

  • This form contains space for you to fill out your new address for forwarding, if applicable.
  • Please complete and mail the form to: StuyTown Leasing Office (formerly known as the PCVST Leasing Office), attn: Move Out Department, 252 First Avenue, New York, NY 10009. You can also email the form to moveout@stuytown.com.
  • While we cannot issue separate checks, if you prefer that the check be made payable to only one tenant, the other tenant(s) must provide us with a relinquishment letter on or before the vacate date. Relinquishment letters must be notarized.
  • Note: We can only begin to process the return of your security deposit once we receive your signed Notice of Termination and Release (step 4 above) and keys (step 9 below).
  • Moving trucks may be parked on the First Avenue Loop, 14th Street Loop, 20th Street Loop, or Avenue C Loop roads, and must stay off all pedestrian pathways.
  • Please complete your move within your scheduled time frame. The elevator may not be used after 7:00pm so that residents returning from work have use of the elevator.
  • You must use the terrace level entrance to your building. Please check that entrance in advance so that you may let your movers know how many steps are involved. Stuyvesant Town does not provide ramps, hand trucks, or dollies for move-outs. If your movers require any of these items, they are required to provide them.
  • For questions regarding building entrances, please call StuyTown Public Safety (formerly known as PCVST Public Safety) at (212) 598-5233.
  • The maintenance staff will have one elevator set up for you with appropriate moving pads in order to protect it from damage. Please use only that elevator.You are not permitted to use more than one elevator or hold your elevator during move-out.

9. DURING YOUR SCHEDULED MOVE-OUT TIME SLOT, FOLLOW THESE INSTRUCTIONS

  • Please note that you are responsible for any damage to the building during move-out.
  • You and/or your movers are prohibited from propping open or tying open the terrace level entrance door or elevator door. This is a security risk and it is strictly prohibited.
  • Please note that you are responsible for any damage to the building during move-out.
  • Free Disposal Service: Make one call to Resident Services at (212) 420-5000 #3 to arrange for the disposal of your mattresses, box springs, and cloth/upholstered furniture. We will wrap in plastic, pick up, and dispose of these items at no cost to you.
  • Please do not leave bulk garbage or debris from your move in the building hallways and/or the carriage room. Items discarded in common areas or outside the building (except on Loop Roads & Peter Cooper Road from 8:00pm-12:00am daily) will incur disposal fees. To properly remove items, please call Resident Services at (212) 420-5000.

10. RETURN YOUR TWO (2) SETS OF APARTMENT KEYS

Please note that keys cannot be accepted until your Notice of Termination and Release is signed, dated, and returned.

  • The last vacating person (in the case of roommates) must return two sets of keys.
  • Under the terms of your lease, you remain in legal possession of your apartment until you return your keys. Therefore, there is a substantial additional charge if you do not return your keys by 11:59pm on your vacate date.
  • We cannot process the return of your security deposit until we receive both your signed Notice of Termination and Release and both sets of apartment keys.
  • Our two (2) sets of apartment keys can be returned either in person or dropped at the following locations:
    • In Person: Leasing Office, 252 First Avenue, New York, NY 10009, Monday-Saturday 10:00am-6:00pm, Sunday 10:00am-5:00pm.
    • Drop Box: StuyTown Management Office (formerly known as the PCVST Management Office) (Resident Services entrance vestibule, accessible 24/7) - 276 First Avenue Loop, New York, NY 10009
    • Note: Surrendering your keys is a necessary component of surrendering your apartment.
