Recent Policy Changes Regarding Broker Advertising

Absent Management’s prior written consent (which may be withheld in Management’s sole discretion for any reason or no reason), Brokers are prohibited from advertising any StuyTown apartment for which no OP is being offered or where the OP does not constitute the entirety of the commission being collected and/or charged in connection with the leasing transaction. When permitted pursuant to this paragraph, Brokers may advertise StuyTown apartments solely on Craigslist and/or their corporate website as long as the listing is showing on those websites only. However, for the avoidance of doubt, the Brokers acknowledge and understand that in the event they advertise any StuyTown apartment, as permitted under this paragraph, they shall not collect from and/or charge to the Tenant any portion of the commission in connection with the leasing transaction. Under no circumstances shall Brokers be permitted, either directly or indirectly, to syndicate StuyTown listings on any other website (e.g.: Zillow, Streeteasy). Pictures, descriptions, and prices must at all times be accurate and reflective of the inventory being advertised by StuyTown. If it is found that an advertisement is deemed a misrepresentation, Broker will not be permitted to bring clients to StuyTown for 30 days following notification from Management, and will not qualify for OP, if any is applicable. Advertisements placed by Brokers may not list a so-called “net” rent or “net effective rent” that reflects any planned concessions, unless it is clearly stated that the “free rent” is reflected in the price. Any rental rates included in any advertisements must be current and accurate and properly categorized by unit type. Broker agrees that by receiving and republishing the original listing for StuyTown apartments in accordance with this paragraph, Broker indemnifies and agrees to hold the owner and Management of the Property harmless against any actions, fines or penalties imposed by reason of any allegations by Client of a violation of Chapter 4, Subchapter 15 of Title 20 of the Administrative Code of the City of New York.

 

Looking to Book a Tour?

We are accepting broker walk-ins on a first come-first serve basis. Please be sure you arrive to the office along with all of your clients no later than 45 minutes prior to office closing hours.  We may not be able to accommodate all broker walk-ins if we are at capacity at the end of the day.

When arriving to the leasing office, brokers along with their clients are required to complete and sign a registration form that will be used by our reception team to verify whether the clients are new to the property or have already been working directly with an on-site team member or a different outside broker. If its determined that any of the clients in the party have been working with another broker or directly with the property, they will be guided to continue to work with that on-site agent or outside broker. If and once confirmed that the clients are all new to the property, clients will be registered and the broker can proceed forward and take their clients out on tour; if they apply and sign a lease, the broker may be eligible for any applicable OP.

The StuyTown leasing office is located at 252 First Avenue in Manhattan.

Process for Virtual Tours

To better manage expectations and ensure virtual tours are reserved for clients who cannot visit in person (e.g., out-of-city or out-of-country prospects), all brokers must disclose to their clients that:

  • The tour is conducted at StuyTown
  • The clients’ full names and contact information will be shared with StuyTown for registration purposes only

Required Steps to Register Clients for a Virtual Tour:

  • Before registering, brokers must obtain email confirmation from all clients acknowledging the virtual tour. Please use the template below to obtain confirmation.
  • The client confirmation must be emailed to brokercenter@stuytown.com before clients can be registered and virtually toured.
  • The StuyTown receptionist team will verify client acknowledgement before issuing tour keys.

Template:

Hi [Name of Clients],

This email is to confirm our appointment for a live video virtual tour at StuyTown on [Date].

Additionally, please understand that by agreeing to this virtual tour your contact information will be shared with StuyTown and used to register in their database.

Please confirm acknowledgement of this via email.

Important Reminders:

  • Ensure client email addresses are accurate and will be used for registration and application purposes.
  • Virtual tours cannot be conducted until at least one client confirms acknowledgement via email. Brokers must be present and lead the video walk-through.
  • The broker must notify Management immediately if any registered clients are not present during the tour.
  • Violating broker registration rules may impact OP eligibility and showing privileges.
