Do I Need a Broker?
A. No. StuyTown offers no-fee apartments meaning that you can rent directly with an on-site leasing agent and avoid paying a broker fee.

 

Q. Do I Have to Schedule an Appointment to Visit?
A. No, walk-in visits are welcome to the StuyTown Leasing Office, located at 252 First Ave. If you prefer to make an appointment, call 646.679.1418 or schedule a visit online. Check the footer for our current hours.

 

Q. Are There Income Requirements to Rent a StuyTown Apartment?
A. StuyTown has an annual income requirement of 36 times one month’s rent. For those that do not meet this requirement, guarantors are accepted, including third-party companies such as Insurent and The Guarantors. Personal guarantors must earn 48 times the monthly rent.

 

Q. Do You Allow Pets?
A. Yes, StuyTown is a pet-friendly community.

 

Q. Can I View the Apartment Before Applying?
A. StuyTown has fully-furnished model apartment homes to view. Layouts in most cases are the same as the apartment to be rented.

 

Q. What Lease Terms Are Offered at StuyTown?
A. StuyTown offers 12 and 24-month leases.

 

Q. What is a Flex Apartment?
A. Flex apartments have an additional living space.

 

Q. Can I Put Up a Temporary Wall in My Apartment?
A. No, StuyTown offers flex apartments, which are already partitioned.

 

Q. What Are the Utility Costs?
A. Most utilities are included (heat, hot water, electric, and gas). However, residents are responsible for paying a monthly air conditioning surcharge, which is determined by the city on an annual basis.
